Designing a private luxury housing condominium was an opportunity for our architects to create a small cosmos where architecture establishes a new dialogue with Nature. In this project we developed an innovative solution for the exterior spaces of the apartments. To achieve this, it was necessary to rethink all the concepts of housing condominiums.

Thermal comfort
The land is located in Constantine, Algeria, and the demanding climate requires high thermal and energy efficiency. Therefore, under these premises we created a building that surrounds the perimeter of the lot and generates a huge interior garden space.
The most effective system for achieving thermal comfort is passive architecture. Therefore, we use the shading of outdoor spaces with discretion in order to generate efficient transverse ventilation. All dwellings are duplex apartments allowing an upward draft in each of them. This ventilation strategy passively cools homes perfectly on summer nights. Heating in winter is done by exposing windows to solar radiation. In short, thermal comfort is achieved with enormous energy savings.
The relationship between housing and nature
We seek to develop a completely innovative apartment concept. Therefore, the fact that all apartments have two floors and a double-height balcony allows the rooms to resemble a house. This ingenious solution allows homes to be positioned in the luxury segment as this is the sector that most values the idea of home. Therefore, the original apartment types include a patio on the balcony, guaranteeing a true patio for each fraction. In short, it’s about combining the best of a house with the best of an apartment.
The garden of the luxury condominium
The interior garden increases the dignity of the common spaces leading to the apartments. A small building controls the roads in the condominium and houses the private pool and gym. In the basement, common parking allows efficient and comfortable access in privacy.
Architecture as a source of innovation
In this project we see how architectural innovation can differentiate a real estate investment. It is precisely this originality of the architecture that adds value to the investment and positions it at a high standard.
